These Terms of Service (“Terms”) apply when you browse our website, contact us, request services, or book accommodation with Jabulani Private Villas (“Jabulani”, “we”, “us”, “our”) in Arusha (Boma Siara) and Moshi (Mjohoroni). By using our website or making a booking, you agree to these Terms.
If you do not agree, please do not use our website or services.
1) About our services
Jabulani provides short-stay and extended-stay accommodation in private units/villas, and may assist guests with services such as:

Airport transfers

Day trips
-
Arusha & Moshi town tours
-
Self-drive car hire (on request)
Some services may be delivered by third-party providers (see Section 12).
2) Bookings and enquiries

Bookings can be made via our website enquiry form, email, phone call, or WhatsApp.

A booking is considered confirmed only after we send you a written confirmation (message/email) and, where applicable, you pay a deposit or full amount as requested.
3) Rates and quotations

Rates may be displayed on the website or shared by our team. Prices are negotiable depending on the number of guests (pax), unit type, and number of nights.

Your final price is the amount stated in your confirmed quotation/booking confirmation.

Rates may differ for East Africa Citizens (EAC) and Non-EAC guests where applicable.

Unless stated otherwise in writing, rates are per unit per night.
4) Payments

Payment terms (deposit amount, deadlines, and accepted methods) will be shared during booking.

If payment is not made by the agreed deadline, we may release the unit dates to other guests.

Any bank/transfer charges are the responsibility of the guest unless stated otherwise.
5) Cancellations, changes, and refunds

Cancellation and refund rules may vary depending on the booking type and season.

Your booking confirmation will include the applicable cancellation policy. If not provided, please request it before paying.

Date changes are subject to availability and may require a revised rate.
6) Check-in and check-out

Check-in: 11:30 AM

Check-out: 11:00 AM
Early check-in / late check-out may be available on request and subject to availability (and may involve an extra fee).
7) Occupancy and guests

Only the number of guests stated in the booking may stay in the unit.

Maximum occupancy depends on the unit type. If guest numbers change, you must inform us in advance so we can recommend the right unit(s) and confirm pricing.

Visitors may be restricted in shared spaces for safety, privacy, and residents’ comfort.
8) House rules and respectful use
To keep the property comfortable for everyone:

Please keep noise to a respectful level, especially at night.

Do not use the property for illegal activity.

Smoking rules (if any) will be communicated for your unit/property. Please ask if unclear.

Pets are allowed only if we confirm in writing.
We reserve the right to refuse service or end a stay without refund if there is serious misconduct, property damage, or repeated disturbance.
9) Property care, damages, and extra cleaning

Guests are responsible for keeping the unit and shared areas in good condition.

If there is damage, missing items, or excessive cleaning required, you may be charged for repair/replacement/cleaning costs.

Please report any issues as soon as possible so we can assist.
10) Facilities and shared spaces
Depending on the property, shared facilities may include items such as:

Garden and outdoor seating

Car park
-
Barbecue area
-
Swimming pool(s)

Laundry facility
-
Fireplace area
-
Private pub (for residents only)
-
CCTV in shared/common areas for security
Shared areas are used at your own risk and may have posted guidelines (pool safety, opening times, etc.). Children must be supervised around water and in shared spaces.
11) Maintenance and property updates (including construction)
We may occasionally carry out maintenance or improvements. Where possible, we will minimize disruption.
Moshi update: Moshi is being upgraded to include facilities such as a swimming pool and private pub, with construction expected to be complete by March 2026. If a facility is not yet operational at the time of your stay, we will clarify this during booking and in your confirmation where relevant.
12) Activities, transfers, and third-party services

Transfers, tours, and self-drive car hire may be offered directly by us or arranged through third-party providers.

Where a third party provides the service, their terms, timing, safety rules, and insurance conditions may apply.

Jabulani is not responsible for delays, changes, or losses caused by third-party providers beyond our control, but we will assist to coordinate where possible.
13) Safety, security, and CCTV

CCTV may be used in shared/common areas for safety and security. It is not intended for private spaces.

Guests must follow basic safety instructions provided by staff (pool safety, BBQ/fireplace use, etc.).

While we take reasonable steps to maintain security, guests are responsible for securing their valuables. If you need a secure storage option, please ask.
14) Internet and utilities

Free Wi-Fi may be provided; speeds and uptime can vary.

Some units/properties may use solar systems and inverters to support power reliability. Occasional interruptions may still occur due to external factors.
15) Limitation of liability
To the maximum extent allowed by law:

Jabulani is not liable for indirect losses (missed flights, missed connections, loss of profits, etc.).

Jabulani is not responsible for losses resulting from events outside our reasonable control (power/water interruptions, severe weather, road closures, government restrictions, or other force majeure events).

Nothing in these Terms limits liability where it cannot legally be limited.
16) Website use

Website content (text, images, branding) belongs to Jabulani or its licensors and may not be copied or used without permission.

We may update website content, availability, and information at any time.
17) Governing law
These Terms are governed by the laws of Tanzania, and any disputes will be handled by the competent courts of Tanzania, unless otherwise required by applicable law.
